1. Regional Master Plan & Limited Development Potential with Controlled Growth
The Telluride Region is surrounded by federally controlled property (USFS and BLM) limiting future growth to approximately 14,000 private acres. A regional master plan limits both the number of acres that can be developed and the number of structures that can be built on private land. Virtually all of the private ground is subject to a master plan which allows for the development of fewer than 4,000 single family equivalents on about one third (1/3rd) of the above-mentioned ground. This density is but a small fraction of allowable densities in other major resorts and it is this assurance of future controlled growth that positively drives the market place both with regard to volume and value. With the region approaching build out, there's never been a better time to buy.
NOTE: This low-density environment means no crowds and no lift lines and, therefore, enhanced "Quality of Life" and great investment potential due to a limited supply of development property.
2. Resort Structuring & Layout:
Nature's topographical layout enables three mountains and two towns to be joined by one ski area and the high-speed gondola transportation system. This unique link has a European flair and, above all, diminishes the need for cars and buses. It is also unique that the Telluride Company, master developer of the Telluride Mountain Village and Ski Area owner/operator, controls property mid-mountain on its ski area so that this town is entirely ski-in and ski-out, with a commercial core possessing perfect southwest solar exposure.
3. Cultural Master Plan & Year-Round Economy:
In the mid-1990s, Telluride adopted a Cultural Master Plan outlining a year-round economy based on outdoor recreation and cultural programming. With this plan realized in Telluride's now-diverse offerings, including summer festivals and vast array of arts and cultural events, the town ensures that skiing is just one of many attractions for the visitor or homeowner.
Telluride hosts a variety of spring, summer and fall festivals to go along with a world class winter ski resort. Telluride is as attractive to the non-skier as it is to the skier.
4. Quality Control:
The Town of Telluride is a designated National Historic District, and, as such, its architectural integrity and the quality of future development are ensured by the National Trust for Historic Preservation and, locally, by the Historical and Architectural Review Commission with its set of strict guidelines.
The quality of future development in the Telluride Mountain Village is assured through its detailed Design Review Guidelines, which are enforced by the Telluride Mountain Village Resort Association. The initial projects developed in the Village have certainly set the tone for many upscale projects presently being reviewed by the Design Review Board.
Design review boards in town and across the region maintain high architectural standards.

Expansion:
The Telluride Ski Area has completed an aggressive expansion that has almost doubled the size of the ski area. Infrastructure work on trails was completed in the summer 2000 and three high-speed quads were installed for the 2001-2002 season servicing new terrain on Gold Hill and Prospect Basin. There are also future plans for further upgrades and expansion add-on capabilities.
